Cartier Is Coming To Hyde Park Village. Its Holiday Season Still Runs On Buddy Brew.

At 7:45 p.m. on Thursday, November 19, the tree in Hyde Park Village lights up. Before that, the Tampa City Ballet performs a Nutcracker-inspired piece and Santa arrives, with Janelle Martinez of Great Day Live hosting. Proceeds go to The Children's Dream Fund. The Holiday Happening runs from 5:30 to 8 p.m.

Five weeks earlier, the Village announced that Brunello Cucinelli and Cartier are both planning storefronts there. Neither will be open to light up a window this December. Brunello Cucinelli is set for 2027, and Cartier expects to open in late 2027 or early 2028, That's So Tampa reported on October 15. The same article mentioned something with a shorter timeline: Downtown Dogs, On Swann and Buddy Brew have all renewed their leases at the Village.

So the Village has two calendars running side by side. Its leasing calendar now reaches into 2028. Its holiday calendar takes place this year, around the tenants who just agreed to stay.

The Year The Directory Turned Over

That's So Tampa called 2026 "a banner year for adding high-profile retail" at the Village, and the openings back that up. Here's the order things arrived in, and what's still on the way:

  1. PAIGE at 1517 W. Swann Ave., which held its grand opening celebration on April 24.
  2. LoveShackFancy, which opened on July 10, according to That's So Tampa.
  3. Ralph Lauren at 1609 W. Snow Ave., open by the time Tampa Bay Business & Wealth covered it on July 28.
  4. Rifle Paper Co. at 714 S. Village Circle, announced in March with a fall target, per the Business Observer.
  5. Hill House Home, which That's So Tampa reported in June was aiming for a fall debut. Permit filings put its buildout at 704 S. Village Circle.
  6. Brunello Cucinelli, set for 2027.
  7. Cartier, expected in late 2027 or early 2028.

As of late October, the Village's own pages for Rifle Paper Co. and Hill House Home still showed both as "coming soon." Either one could open before the tree lighting or after it. Five of the seven names on that list were either announced this year or are still behind construction paper.

Three Renewals In The Middle Of It

Against that much turnover, the three renewals stand out. Downtown Dogs, On Swann and Buddy Brew were already part of the Village before this wave of national brands began. Their renewals were announced alongside the Cartier news, in the same paragraph-long update about the Village's direction. No lease terms were made public, so the length of each commitment isn't known.

What's known is enough for planning a season. This December, the coffee counter, the hot dog stand and the sit-down restaurant on Swann are on the same footing as everything else in the Village: signed and staying. The luxury storefronts that made October's headlines are still renderings. The 2026 holiday season will feature this year's new boutiques and the three local names that renewed, under one tree.

The Season, Date By Date

The Village's own events are only part of the calendar. Bayshore Boulevard closes for runners and cyclists several times between now and Christmas, and the downtown waterfront fills most December weekends. If you live in Hyde Park, those dates affect your Saturdays whether you go or not.

Three Saturdays Worth Planning Around

This Saturday, November 7. The Bolt Run is on the City of Tampa's calendar from 7:30 to 10 a.m. on the Arena and Bayshore route. If you usually take Bayshore on a Saturday morning, plan around it. The Turkey Gobble covers the Channelside and Bayshore stretch from 7 to 10 a.m. on Thanksgiving morning.

Saturday, November 28. The SBA lists Small Business Saturday as November 28, 2026. The Village hadn't posted a Shop Small event of its own by late October. That leaves the day to the storefronts themselves, which now include three newly renewed local tenants and this year's arrivals on Snow and Swann. Downtown, Winter Village holds a Shop Small Weekend from 1 to 4 p.m. on November 28 and 29, with local vendors and young entrepreneurs, next to its ice rink at Curtis Hixon Park.

Saturday, December 19. This is the busiest Saturday on the list. The Winter Wonder Ride opens at 7 a.m. at Ford Thunder Alley, outside Benchmark International Arena. Bikes leave at 8:30, the fun run starts at 8:55, and both the 5K and the 4.5-mile ride use Bayshore Boulevard before the event wraps up at 11 a.m. That evening at 6:15, the Holiday Lighted Boat Parade leaves from near Sparkman Wharf, passes through the Convention Center Basin and ends at Armature Works. So December 19 has Bayshore in the morning and the Riverwalk at night.

The Sunday Market Closes The Year

The November 1 Fresh Market has come and gone, which makes Sunday, December 6, the Village's last market of 2026. Hyde Park Village's listing promises 80-plus vendors and live music on Village Circle, and its calendar gives the venue as 1602 W. Snow Ave. Posted hours vary. The Village's calendar and the market operator Tampa Bay Markets both show 10 a.m. to 3 p.m. for the October-through-May season, while other listings say it closes at 2. If you're heading over late, check the Village's page that morning.

The December market also lands one day after Santa Fest downtown. The Winter Village site has the parade stepping off at 1 p.m. on December 5. The route runs from Morgan and Madison, west on Madison, north on Ashley, and ends at Ashley and Cass, with the tree lighting at Curtis Hixon at 6 p.m. That gives early December two tree lightings two weeks apart: Hyde Park Village's on November 19, then downtown's on December 5.

What Will Be Different Next Year

Brunello Cucinelli is set to open sometime in 2027. By next November, Rifle Paper Co. and Hill House Home should have gotten through their first holiday seasons at 714 and 704 S. Village Circle. Cartier's window runs to early 2028. Of the names that were in the Village during this year's turnover, Downtown Dogs, On Swann and Buddy Brew are the three that have publicly signed on for what comes next.

Hyde Park Village's tenant lineup affects how buyers see the streets around it, and this year it's changing faster than at any time we can remember. If you're thinking about what that means for your home on Swann, Snow or Platt, The Warneke Group can put real numbers on it.
